Why the published numbers disagree

Two different products share the name. A three-tab shingle is a flat, single-layer strip; an architectural (or dimensional) shingle is thicker, layered, heavier and carries a longer warranty. Sources that price "asphalt" usually mean three-tab, and sources that price "architectural" are quoting a materially different roof. Fixr prices them separately in New Jersey and the gap is more than double.

What to watch for in a quote

  • Algae-resistant treatment being priced as an upgrade when your neighborhood's tree cover makes it a practical requirement.
  • A second layer laid over the first. It saves the tear-off line item now and doubles the tear-off cost next time.

Published figures run from $3.40 to $13.00 per square foot installed, and the phrasing of the source explains most of that gap. roofingcalculator.com puts basic asphalt shingle at $3.40 to $5.95, Homewyse puts installed asphalt shingle at $5.09 to $6.66 as of May 2026, and Modernize puts architectural shingle in New Jersey at $6 to $13. A three-tab shingle and an architectural shingle are not the same roof, so make sure your quote says which one it is pricing.

What does an asphalt shingle roof cost on a 2,000 square foot roof?

This Old House models a 2,000 square foot asphalt shingle roof at $10,042 as a national average. Modernize puts an architectural shingle roof on a 1,800 to 2,200 square foot New Jersey home between $12,000 and $26,000. Both are describing the same roof size, so the difference is material tier and regional labor rather than measurement. Note that 2,000 square feet of roof is not a 2,000 square foot house.

How long does an asphalt shingle roof last?

This Old House puts asphalt shingle lifespan at 30 to 35 years. That figure assumes an architectural shingle with adequate attic ventilation. A three-tab shingle on a poorly ventilated attic in full sun will not reach it, which is one reason the cheapest quote is not always the cheapest roof over the period you own the house.

Is architectural shingle worth the extra cost?

It depends on how long you are staying. Architectural shingle costs roughly double basic asphalt per square foot in New Jersey according to Fixr, at $7 to $15 against $3 to $7. It buys a heavier product, a longer manufacturer warranty and better wind performance. If you are selling within a few years, the cheaper shingle does the same job for the buyer's inspection. If this is the roof you intend to keep, the upgrade is usually the better arithmetic.
