Tile roof replacement cost
Tile has the largest source-to-source disagreement of any material we track. roofingcalculator.com puts tile roofing at $6.30 to $12.30 per square foot. Homewyse puts an installed tile roof at $19.01 to $26.03. Both are current. The reason is that one figure is weighted toward concrete tile and the other toward clay, and clay costs roughly double.

What each source says tile roofing costs
Most cost guides publish one figure. Here is every published figure we could verify against a live page, so you can see the disagreement before you anchor on any one of them.

Why the published numbers disagree
Concrete tile and clay tile look similar from the street and price very differently. Fixr prices them separately in New Jersey: concrete at $7 to $10 per square foot, clay at $9 to $15. Weight is the other hidden cost. Tile is heavy enough that many homes converting from shingle need the roof deck reinforced or fully re-decked first, and that is a structural line item that never appears in a published per-square-foot average.
How long it lasts
- • 50 to 100 years (clay tile) — This Old House
- • over 100 years (clay tile, with maintenance. This Fixr page is the oldest source we cite; treat it as directional.) — Fixr
Where it makes sense
- •Homes already built for tile, where the structure is rated for the load
- •Owners who want a 50-to-100-year roof and intend to stay
- •Architectural styles where the tile profile is part of the house's value
What to watch for in a quote
- •Converting from shingle to tile without a structural check. Fixr puts re-decking at $0.43 to $1.80 per square foot in materials plus $1 to $3 per square foot in labor, on top of the tile itself.
- •A quote that says "tile" without saying clay or concrete. Fixr's New Jersey figures differ by roughly 50% between the two.
- •Tear-off. roofingcalculator.com puts tile removal at $1.45 to $1.97 per square foot, nearly four times asphalt, because the material is heavy and the disposal volume is large.
Tile roofing cost by roof size
These are roof square feet, not house square feet. A 2,000 square foot single-story house commonly carries a 2,400 to 2,600 square foot roof once pitch and overhangs are counted.
Calculated from roofingcalculator.com's published range of $6.30 to $12.30 per square foot. Tear-off is not included.
| Roof size | Squares | Estimated cost |
|---|---|---|
| 1,000 sq ft | 10 sq | $6,300 to $12,300 |
| 1,500 sq ft | 15 sq | $9,450 to $18,450 |
| 2,000 sq ft | 20 sq | $12,600 to $24,600 |
| 2,500 sq ft | 25 sq | $15,750 to $30,750 |
| 3,000 sq ft | 30 sq | $18,900 to $36,900 |
Derived by multiplying roof area by roofingcalculator.com's published per-square-foot range, retrieved 2026-08-21. It is arithmetic on a published range, not a quote.
Don't know your roof's square footage?
Almost nobody does, and it is the one number that makes every row above mean something. We measure it from satellite imagery and show you the area in squares, free, with no obligation to speak to anyone.
Tear-off is a separate line item
Removing the old roof is priced on its own, and it is the line people forget when they compare two quotes. roofingcalculator.com puts tile roofing removal at $1.45 to $1.97 per square foot, which is $2,900 to $3,940 on a 2,000 square foot roof before disposal fees.
How it compares to the other materials
All rows from the same source, so the comparison is apples to apples even where the absolute numbers disagree with other publishers.
| Material | Per sq ft | Typical total |
|---|---|---|
| Asphalt shingles | $3.40–$5.95 | $5,840–$10,100 |
| Metal roofing | $6.00–$24.50 | $10,245–$41,640 |
| Tile roofing (this page) | $6.30–$12.30 | $10,665–$20,900 |
| Slate roofing | $23.49–$31.77 | $39,925–$54,020 |
| Wooden shakes and shingles | $6.00–$9.15 | $10,230–$15,500 |

Tile roofing cost questions
How much does a tile roof cost?
It depends heavily on which source you use and which tile they mean. roofingcalculator.com puts tile roofing at $6.30 to $12.30 per square foot, while Homewyse puts an installed tile roof at $19.01 to $26.03 as of May 2026 and This Old House models clay tile at $21.37 per square foot. The low figure is weighted toward concrete tile and the high figures toward clay. Ask which one your quote is pricing before you compare it to anything.
What is the difference between clay and concrete tile cost?
Fixr prices them separately in New Jersey: concrete tile at $7 to $10 per square foot and clay tile at $9 to $15. Concrete is heavier per tile but cheaper per square foot; clay lasts longer and holds colour better because the colour is fired in rather than applied. On a 2,000 square foot roof the difference between the two is commonly in the range of $4,000 to $10,000.
Can any house take a tile roof?
No, and this is the most expensive surprise in a tile quote. Tile is heavy enough that a house framed for asphalt shingle often needs the deck reinforced or replaced before tile can go on. Fixr puts re-decking at $0.43 to $1.80 per square foot in materials plus $1 to $3 per square foot in labor. If you are converting from shingle to tile, get the structural question answered before you get attached to the price.
How long does a tile roof last?
This Old House puts clay tile at 50 to 100 years and Fixr says over 100 years with maintenance, though that Fixr page was last updated in August 2025 and is the oldest source we cite. Either way tile outlasts two or three asphalt roofs. The tiles themselves usually outlive the underlayment beneath them, which is typically replaced once during the roof's life at a fraction of a full replacement.
How much does it cost to tear off a tile roof?
roofingcalculator.com puts tile removal at $1.45 to $1.97 per square foot, the highest of any material it lists and roughly four times the asphalt figure. On a 2,000 square foot roof that is $2,900 to $3,940 before the new roof starts. The material is heavy, disposal is by weight, and the tiles have to come off by hand.
